A room is one carpeted room up to 200 square feet: a bedroom, living room, den or office. A large open area, or a combined living and dining space, counts as two. $150 covers up to two rooms, then it's $75 a room.

2Any hallways or stairs?

Hallways are $20 each. Staircases are $35 a flight.

Enzyme treatment goes into the padding, where the smell actually lives. It's $30 for each room that needs it. Leave this at 0 if none do.

VCT floor strip and wax

For offices, clinics and shops with vinyl composition tile. The old finish is stripped, the floor is scrubbed, and new coats of finish go down. $1.00 a square foot, or $0.80 for floors over 10,000 square feet, with a $375 minimum. These prices are for one big open area. If the floor is split into several smaller rooms, I quote it after a free walkthrough.
