What I take on
Commercial carpet cleaning
Waiting rooms, corridors, open-plan floors and meeting rooms. Shampoo extraction with dry passes, so the floor is walkable rather than roped off in the morning.
Recurring janitorial
Scheduled cleaning on a weekly, fortnightly or monthly rota, billed monthly against a scope we agree in writing before the first visit.
Rentals between tenants
Turnover cleans for property managers and landlords. Tell me the handover date and I work back from it.
Upholstery and soft seating
Reception chairs, waiting-room seating and fabric partitions, cleaned alongside the carpet or on their own.
VCT floor strip and wax
Vinyl composition tile in offices, clinics and shops: the old finish stripped, the floor scrubbed, and new coats of finish laid down, after hours.
How the pricing works
Commercial work is quoted per site, not off a price list, because a 900 square foot suite of private offices and 900 square feet of open floor are not the same job. Carpet cleaning is priced by the square foot of carpeted area, with better rates on volume and on recurring contracts, and you get the number in writing after the walkthrough.
VCT strip and wax on one big open area has a set rate per square foot, so you can estimate your floor before we meet. A floor split into several smaller rooms is quoted after the walkthrough, like carpet. Either way, I measure it at the walkthrough and confirm the price in writing.
Quotes for commercial work are given before tax, and gross receipts tax is added on the invoice.
The walkthrough is free and there is nothing attached to it. I look at the space, ask what has been tried before, and send a written quote covering the whole scope. If the number does not work for you, that is the end of it.
Working around your hours
My hours are Monday to Friday, 9am to 11:30pm, and Saturday and Sunday, noon to 11:30pm, so the work itself can go in during evenings and at weekends wherever the building allows it. Nobody on your staff should have to step around a hose to get to a meeting.
I cover Las Cruces and up to twenty miles out, including Mesilla, Doña Ana, Vado, Anthony and Radium Springs.
You deal with the owner
I am Victor. I own the company and I run the machine. There is no dispatcher, no rotating crew, and nobody who has to check with head office before answering you. The person who quotes your building is the person who cleans it.
